How To Sell Probate Real Estate

Real estate leads have always been the driving force behind the realtor’s success. But probate real estate leads are another thing. The reason for this is that probate leads are a legal process. This means the court will be directly involved when you are working to sell the house of the heir. If you are someone who is hoping to sell a probate property then you need to hire a probate attorney first. The probate attorney will handle the court case and ensure that your process accelerates once it passes the legal procedures.

First, you need to file a probate petition. There is a good chance you might need approval for the sale as well. It depends on the state where the property is located. Some states have an easier process but others may extend it by demanding an inspection of the real estate and determining the value.

Next, you will have to hire a real estate agent who knows and ins and outs that pertain to probate. The best way to go about it is by finding an agent who has had experience and an impressive portfolio of successfully executing the sale of the estate.

When you receive an offer, it is up to you whether to accept it or reject it. You also have the option to negotiate. When both you and the buyer will agree to a final offer, the attorney will then produce the offer in court. This may take 30 to 45 days. In some cases, it may take even longer. This is due to the varying laws of each state especially when it comes to bidding.

If the state allows it, the executor can sell the property without court supervision. Ensure that you always have a probate attorney present to carry out your sales prospects.
